Leasing Questions

No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.

Our apartment homes are priced individually based on the amenities and features.

Application fees are $75 per person 18 and older occupying the apartment. You may pay these online by credit card, a small fee will apply. All application fees are non-refundable.

The administrative fee is a non-refundable $100 fee that is due at move in.

A one-time non-refundable Holding Fee of $100 is due at the time of application, and will hold the apartment off the market while we process your application.

Applications may be found under the Floorplans tab of our property website, or you can stop in the office for a paper application during business hours.

Residents are responsible for paying their portion of water, sewer, and trash monthly and this is billed on their rent statement. All residents pay electric directly to Ameren UE.

Security deposits will vary depending on qualifying criteria, starting at a minimum of $250.

Rent is always due on the 1st and a $50 late fee is assessed on the 5th of every month (even Sundays and holidays). A charge of $5 per day is assessed every day on the 6th until rent is paid in full. A $25 NFS fee is assessed on all returned monies.

You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.

Up to 2 pets, cats or dogs, are allowed. Pets living in the apartment will require a one-time, non-refundable $300 pet fee for 1 pet, or $400 for 2 pets in addition to the $150 pet deposit (refundable) for 1 pet, or 2 pets. Monthly pet rent is $40 for 1 pet or $50 for 2 pets. Total maximum weight for pets is 100 lbs. Please contact the office for more details.
 

Resident Questions

Yes, if the lease buy-out fee has been paid. A 45-day notice is required before vacating your apartment, and the lease buy-out fee is two and a half times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.

Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.

If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.

You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.

Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 14 days, they will need to fill out an application to be added to your lease agreement.

We require a 45-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 45 days prior to the lease expiring to provide your written notice.

Yes! All of our units are cable ready and wired for your provider of choice!

All residents are required to maintain renters insurance with at least $100,000 worth of liability coverage. We recommend using ePremium.

You are allowed to use gas or electric grills on the property. We also provide charcoal grills in common areas.

If you are locked out during business hours, you can come to the office to be let back in your apartment or garage. Please do not call emergency maintenance. You must call a locksmith if you are locked out after normal business hours.

If you have lost your keys, you may have new keys made at our office during business hours for a small fee.
